Siding in Troy, MI
Troy covers a lot of ground and a lot of decades. There are 1950s ranches near the southern border, large 1970s and 1980s colonials through the middle, and newer builds on infill lots. What the city has in common is homeowners who get several quotes and read them properly.
That is worth writing for. The question we get asked most often in Troy is not what siding costs, it is why one quote is thousands more than another for what looks like the same job. It is a fair question and it has a concrete answer.

Why two siding quotes differ by thousands
Siding quotes are rarely comparable line for line, because the expensive parts are the ones that are easiest to leave out of a proposal. These are the five places the difference usually lives.
- Whether the old siding is removed. Going over the top is faster and cheaper and it hides everything. A quote that does not say “tear off” may not include one.
- Whether there is a weather barrier, and which one. House wrap properly lapped and taped at the openings is real work and real material. It is also invisible once the panels are on.
- Flashing at openings and transitions. Head flashing over windows, kick-out flashing where a roof meets a wall, and proper transitions at brick. Caulk is the cheap substitute and it is a consumable, not a detail.
- Trim, soffit and fascia. A quote covering panels only, with the existing trim left in place, will always be cheaper. It will also leave a new wall under old trim.
- The panel itself. Gauge, whether it is insulated, and the warranty behind it. Two quotes can both say “vinyl siding” and mean products that are a long way apart.
What we would specify on a Troy house
On a mid-size Troy colonial, our default is a mid-weight or insulated vinyl with full trim replacement, house wrap, and flashed openings. That is a real specification rather than a price point, and it is what the vinyl siding and trim page describes.
On a larger or more visible elevation, or where the owner wants a darker colour to stay dark, fiber cement is worth pricing alongside it. We would rather show you both numbers than steer you.
If you are comparing our quote against another, ask both of us the same five questions from the list above. If the answers differ, you have found the difference in price, and you can decide whether it is worth paying for.
Reading a siding quote before you sign it
Almost every dispute on a siding job comes from something that was assumed rather than written down. Before you sign anything, with us or anyone else, these should be on paper.
- Tear-off, and what happens to the debris. Who removes it and when it leaves.
- An allowance for carpentry. Nobody can see behind the siding before it comes off. A good quote says what the rate is for replacing sheathing or trim, so the number is known rather than negotiated mid-job.
- Exactly which trim is included. Corners, window and door surrounds, soffit, fascia, frieze. Listing them individually prevents the argument.
- The product, by name and gauge. Not “premium vinyl”.
- Payment schedule and who is responsible for the permit. Where a permit is required, it should be clear from the paperwork which of you is pulling it.
Older Troy ranches and what is behind the wall
The southern part of Troy has a good deal of 1950s and early 1960s housing, and those walls are built differently from the colonials to the north. Plank sheathing, thin or no cavity insulation, and often no weather barrier at all.
On those houses the case for insulated siding is much stronger than it is on a 1985 colonial, because you are adding something the wall genuinely does not have. It also lies flatter over sheathing that has moved over seventy years.
The other thing we check on the older stock is the chimney and any roof-to-wall junction. Where a lower roof runs into an upper wall, that flashing detail is the most common source of water inside a wall in Troy, and it is far easier to fix with the siding off. If the roof itself is due, the Troy roofing page covers that side.
What we look at alongside a Troy re-side
The envelope is one system, and a re-side is the cheapest moment to fix the rest of it:
- Gutters in Troy — which specification suits the house rather than whether work is due.
- Roofing in Troy — why two roofing quotes differ, for the same reasons siding quotes do.
- Window replacement — flashing a new window into a new wall is one operation, not two.
- Masonry — for the brick fronts and chimneys the siding has to meet.
Siding questions from Troy homeowners
I have three quotes with a five-thousand-dollar spread. Which is right?
Probably none of them is wrong; they are describing different jobs. Compare tear-off, weather barrier, flashing, trim and the product name. That will account for most of the spread, and then you can decide what you actually want to buy.
Do I need a permit to re-side my house in Troy?
Permit requirements are set by the city and change from time to time, so we check with the building department for your address rather than guessing. Either way, the quote should say plainly who is responsible for pulling it.
Is insulated siding worth the extra on a 1980s colonial?
Less than it is on a 1950s ranch. The wall is already insulated, so the gain is smaller. It does still help the panel lie flat, which on a large plain elevation is worth something. We will give you both prices.
Can you replace windows at the same time?
Yes, and it is the sensible order. With the siding off, a window can be flashed into the wall properly instead of being fitted into a finished opening and sealed around afterwards.
