Troy was farmland organised as a township in 1827 and did not incorporate as a city until 1955. Then it tripled: 19,402 people in 1960, 39,419 in 1970, 67,102 in 1980. After that it more or less stopped. The 2000 census counted 80,959 residents and the 2010 census counted 80,980 — a difference of twenty-one people across an entire decade. Today there are 89,205 people in 34,644 housing units at a median value of $439,200.
Read that as a housing story and it says something specific. Very little of Troy is new. Most of it is the large two-storey colonial of the 1960s and 70s, well kept, owned by people who stayed, and still carrying original fascia and the gutter layout a builder chose for a house that has since gained a bay window, a family room addition and a rebuilt garage roof.
Height is what separates Troy from the ranch country east of here. On a single-storey house a homeowner spots a sagging gutter from the driveway. On a two-storey colonial the eave is roughly thirty feet up, the fascia looks small against the elevation, and rot stays invisible until the gutter is visibly pulling away from the wall. By then the board behind it has been wet for several seasons.
Height changes the water behaviour too. Overflow from a second-storey run does not trickle down the wall. It falls clear, lands hard next to the foundation and cuts a channel through the bed under the front windows. Of Troy’s 33.45 square miles, 0.18 is water. At 748 feet on ground that is high but not steep, runoff does not leave a lot quickly on its own; it drains through the engineered county system administered by the Oakland County Water Resources Commissioner, and it reaches that system via your lot first. That is the argument for buried downspout lines here — not unusual ground, but a surface with nowhere to send water in a hurry, where a splash block parks the problem four feet from the wall.

It is common on Troy colonials and usually why the lower gutter overflows: that run is carrying its own roof plus a large slice of the upper one. Carrying the upper outlet past the lower roof, or giving it its own drop, is normally the fix.

No, and anyone saying otherwise is selling. Ice dams are caused by heat escaping into the attic and melting snow that refreezes at the cold eave. Guards do not change that. Ventilation and air sealing do, and an ice barrier extending at least 24 inches inside the exterior wall line is what stops a dam becoming a leak.
From the ground you generally cannot, which is the honest answer on a two-storey house. The visible signs are a gutter leaning away from the wall, a run that has lost its line, or staining below the trough. We check the board by hand as part of the inspection.
