What production building leaves behind
Fast building is not bad building, but it is building to a schedule. The parts that get compressed are always the same ones: flashing details, how the weather barrier is lapped at openings, and how tightly fasteners are driven.
None of that is visible once the house is finished. It becomes visible ten or fifteen years later as a stain on a ceiling, a wavy wall in August, or rot inside a wall below a roof junction. When we open work up here, that is what we are looking for.

The five things we most often find here
On houses built in the last twenty-five years, the findings are remarkably consistent:
- House wrap lapped the wrong way at window openings, directing water into the opening rather than over it.
- Caulk used in place of head flashing above windows and doors. Caulk has a service life measured in a few years.
- Vinyl nailed too tight, which is why the wall looks wavy in summer and cracks in winter.
- Missing kick-out flashing where a roof edge dies into a wall, sending water straight down inside the wall.
- Deck ledgers bolted through the siding without proper flashing, which is a structural connection as well as a water path.
Questions from Macomb Township homeowners
My house is only eighteen years old. Why would anything need replacing?
Builder-grade shingles, gutters and siding have a service life, and on a lot of houses of this age they are reaching it. That said, plenty of houses here are fine, and we will tell you if yours is one of them.
My siding looks wavy in summer. Is that a defect?
It usually means the panels were fastened too tightly and cannot expand. It is an installation issue rather than a material one, and whether it is worth re-hanging that wall depends on how bad it is.
We are planning a deck. Should exterior work happen first?
If both are planned, do the siding or roofing first. A ledger flashed into a new wall is a proper detail; a ledger bolted through a finished wall afterwards is the most common structural water problem we find on newer houses.
Is my builder’s warranty still worth anything?
Check it before you spend money. Warranties on this housing stock vary a great deal and some cover more than owners expect. We will tell you what we think caused a problem, which is usually what determines whether a claim goes anywhere.
