Roofing in Macomb Township, MI
Macomb Township built out later than most of the county, mainly through the 1990s and 2000s. That gives it a particular situation right now: a large share of the housing is reaching its first roof replacement, with the original deck still sound underneath and the original shingles finally done.
3G Home Exteriors is family-owned and has worked out of Fraser since 2011. Macomb Township is close enough to us that a follow-up visit is a short drive rather than a scheduling problem.
Our roofing work
Completed jobs from across Macomb and Oakland counties. At the inspection we can show you a first replacement on a house of the same generation.

A first replacement is a different job
Most of what makes a roof expensive is the mess left by previous work. On a first replacement there is none, and that changes the conversation.
- One layer to remove — original shingles only, so tear-off and disposal are predictable rather than a surprise once the roof is open
- OSB decking, usually sound — apart from the eaves, where the original ice barrier was often the minimum single course
- Ventilation as built — ridge vent and soffit intake were standard by then, so the system usually exists. Whether the insulation has since been blown over the intake is the thing worth checking.
- Builder-grade shingles — a lot of these houses got the cheapest acceptable product. Reaching the end at twenty to twenty-five years is normal rather than a defect.
The practical effect is that a first replacement here tends to come in closer to the estimate than a third replacement on an older house, because there is less hidden in it.
Repair or replace in Macomb Township
At this age the question is usually timing rather than whether. A roof with a few good years left and one damaged slope is a repair, and we will quote it that way. What changes the answer is evidence of general wear: granules filling the gutters, shingles cupping across a whole plane, or repeated leaks at more than one detail.
For a single leak, our roof repair page covers how we trace it back to the source.
Ice at the eaves on newer houses
The assumption that a newer house cannot have ice problems is a common one and it is wrong. Many builds of this era got the minimum ice barrier, a single course at the eave, which does not reach far enough inside the wall line on a shallow-pitched roof. That is exactly where we find soft decking on houses that are otherwise in good order.
After a storm or an ice event we inspect and photograph everything and give you an itemised scope for your adjuster. There is more on our storm damage page.
The roof is part of the water path
These houses were built with builder-grade gutter that was sized by habit rather than by roof area. A first roof replacement is the natural moment to fix that, because the roof edge is already open.
- Seamless gutters — sized from the actual roof area rather than what was standard at the time
- Leaf protection — the trees planted with these houses are now big enough to matter
- Exterior drainage — where the downspout puts the water on a flat lot
- Siding and trim — the wall the roof edge protects
Roofing questions from Macomb Township homeowners
Frequently yes. A lot of houses of this generation were finished with builder-grade three-tab, which does about twenty to twenty-five years here. Reaching the end is normal rather than a sign anything was wrong with the build. My house is only twenty-two years old. Is it really time?
Usually it comes in closer to the estimate, which is not quite the same thing. There is one layer to remove instead of two and the deck is generally sound, so there are fewer things that can change the number once the roof is open.Does a first replacement cost less?
Check the intake before assuming so. On a lot of these houses insulation has been added over the years and blown across the soffit intake, which chokes the system. The vents look right from outside while the attic is not breathing. The builder put in ridge vent. Is the attic fine?
If they were the builder original, it is worth pricing together. The roof edge is open anyway, the drip edge and gutter apron get done properly as one detail, and you avoid paying twice for the same access.Should I replace the gutters at the same time?
