What we find when the shingles come off
A roof quote written from the driveway is a guess. The things that decide what a job actually costs are underneath: deck condition, how many layers are up there, whether the ice barrier was ever installed correctly, and what the attic is doing with heat and moisture.
- Deck condition — soft sheathing is priced per sheet in the written scope before we start, not negotiated on the day
- Layer count — a second layer means more tear-off, more disposal, and a different number
- Ice barrier — self-adhering membrane at the eaves, carried far enough inside the wall line to matter
- Attic ventilation — intake at the soffit and exhaust at the ridge, checked on every estimate
Repair or replace in Royal Oak

I think there are three layers on my roof. Is that legal?
Michigan code generally limits the number of layers, and regardless, three layers means tear-off. It also means more disposal cost, which we state upfront.
My chimney leaks every spring. Will a new roof fix it?
