Roofing in Lake Orion, MI
Lake Orion and the surrounding Orion Township have a lot of lakefront and near-lake property. That brings two things together that rarely appear on the same job elsewhere: genuine water exposure, and lots so narrow that getting equipment to the back of the house is the first problem to solve.
3G Home Exteriors is family-owned and has worked out of Fraser since 2011. Lake Orion is on our regular Oakland County run.

Lakefront lots are a different kind of job
Older lake housing was built onto plots that were never laid out for modern equipment, and a lot of it has been extended piecemeal over decades.
- Narrow side access — often too narrow for anything but hand-carrying, which changes how material gets to the roof and how debris comes off
- Additions on additions — cottages extended repeatedly produce roofs made of several small planes at different pitches, each joined to the next with a flashing detail
- Wind off the water — the lake-facing elevation takes weather the road side does not, and it ages visibly faster
- Low roof heights close to the water — easier access in one sense, but frequently shallow pitches where ice backs up readily
Repair or replace in Lake Orion
Houses made of several additions rarely fail all at once. It is normal here for one section to be finished while another has years left, and replacing the whole thing is not automatically the right answer. We assess each section and say which are genuinely due.
For a specific leak, our roof repair page explains how we trace it to where water is entering, which on a multi-section roof is rarely where it shows up inside.
Ice on a shallow pitch near the water
The shallow-pitched sections common on lake housing are where ice does its damage. Water moves slowly on a low slope, so it has time to freeze at the eave, and once a ridge of ice forms the water behind it backs up under the shingles. On a shallow roof it does not need much ice to get past the edge detail.
After a storm or an ice event we inspect and photograph everything and give you an itemised scope for your adjuster. There is more on our storm damage page.
The roof is part of the water path
Near the water the ground is often already wet and the room to release water is minimal, which makes the discharge points a real decision.
- Gutter installation in Lake Orion — our dedicated page for gutter work here
- Seamless gutters — formed on site, which matters where there is no room to store lengths
- Exterior drainage — where water can actually go on a narrow lakefront lot
- Leaf protection — lake lots are frequently wooded on the road side
Roofing questions from Lake Orion homeowners
Not necessarily. Sections added at different times usually have roofs of different ages, and replacing a section that has ten years left is wasted money. What we will not do is leave a flashing detail between old and new that we know is going to leak.My house has been added onto several times. Do I have to redo all of it?
Yes. The elevation facing the water takes wind and driving rain that the road side does not, and it ages ahead of the rest. It is worth assessing the two sides separately rather than judging the roof by whichever one you can see from the drive. The lake side of my roof looks worse. Is that expected?
Usually yes. On a shallow pitch water moves slowly enough to freeze at the edge, so the fix is a combination of proper ice barrier carried well inside the wall line and sorting out why the roof deck is warm. Heat cable manages the symptom without addressing either.Ice builds up on my low back roof every winter. Can anything be done?
We check at the estimate rather than assuming. On the narrowest lake lots material is hand-carried and debris is brought out the same way. It is slower and we would rather price it honestly than turn up and discover it.Can you get equipment down the side of my lot?
