Orion Township holds more than 4,200 acres of parks and open space and 42 lakes larger than five acres, among them Square Lake and Elkhorn Lake. Lake Orion itself runs to 506 acres, 80 feet at its deepest and 16 feet on average, which makes it the eighth largest lake by area in Oakland County. It carries named islands — Bellevue and Park, joined to the shore by bridges, along with Victoria, Paint, Sweet’s, Romance, Preston, Dot and Armada.
The township sits at 1,004 feet across 35.9 square miles, 2.6 of them water, and was established in 1835. Population went from 33,463 in 2000 to 38,206 in 2020 at about 1,150 per square mile, with Eames, Lake Orion Heights and Gingellville among the communities inside it. The Paint Creek Trail and the Polly Ann Trail both run through.
Inside the township is the Village of Lake Orion, incorporated in 1859 and its own government. It counted 2,385 residents in 1950 and 2,876 in 2020 — under five hundred more people in seventy years. Its land is 0.79 square miles, but the village’s total area is 1.32 square miles because roughly forty percent of it is water, and it sits at 980 feet with a median resident age of 45.
What matters for exterior work is how it started. Lake Orion began as a resort town and became a genuine amusement destination; Park Island Amusement Park ran a wooden roller coaster called The Thriller right up until 1955. A great many houses in and around the village were summer cottages first. They were winterised, extended, dormered and re-roofed over decades, and the result is a small footprint carrying three or four roof planes built at different dates, at different pitches, on lots too tight to stand back and see the whole thing at once. One trough often collects from all of them.
That is the least standardised housing type in our service area, and it is where a measured estimate earns its keep. We calculate the area draining into each length rather than pricing by the foot, because the front and back of one cottage can need entirely different outlet counts.
Lakefront work brings constraints that inland jobs do not. Frontage lots are narrow and deep, side yards are tight, and the ground falls toward the water, so a downspout discharging on the lake side is releasing onto a slope with a short run to the shoreline. Buried pipe and a controlled release point are usually the right call, and where they are not, we will say so.
Lake levels here are not left to chance either. The Oakland County Water Resources Commissioner maintains lake level structures and dams and publishes lake level information and reports across the county — meaningful context in a township with 42 lakes in it, and a reminder that the water table under a shoreline lot is a managed thing rather than a fixed one.
Access is the other honest conversation. Bellevue and Park are reached by bridge, and plenty of shoreline streets are narrow. Gutter is formed at the property from coil, so our footprint is modest, but staging and truck access for a larger job are worth settling at the inspection rather than on the morning of the start. Winter adds the regional load: the code tables list 25 psf of ground snow load for Oakland County, and GLISA at the University of Michigan measures an average of 42 freeze-thaw cycles annually across this region.

Orion sits between the Clarkston lake country and the Rochester side of the county, and we take the whole corridor rather than one town at a time.
The village is a separate government of about 2,876 people on 0.79 square miles of land, sitting inside Orion Charter Township, which has around 38,000 residents across 33.4 square miles. A Lake Orion mailing address does not settle it. If your property is outside the village boundary, the township is your local authority, and we confirm which applies before dealing with any building department.
