The city that put its river in a pipe

Royal Oak grew up around the Red Run. In the 1930s, as a WPA project, the stretch running down the median of Vinsetta Boulevard was filled in. Then between 1967 and 1968 what remained of the Red Run was buried inside a six-foot drain pipe. Today the city’s 11.79 square miles of land contain 0.01 square miles of water, which is the direct consequence of that decision.

For a homeowner that means there is no stream, no ditch and no natural low ground taking roof water off the property. Everything leaving your downspouts enters engineered infrastructure sized to 1960s assumptions and laid beneath a street grid platted for 1920s houses, administered by the Oakland County Water Resources Commissioner. Your part of it is the twenty feet between the downspout and the property line, and on a lot this size that twenty feet does a lot of work.

The census table here is unusual. Royal Oak went from 1,071 people in 1910 to 6,007 in 1920 and 22,904 in 1930, a 281 per cent decade, then 46,898 by 1950 and 80,612 by 1960. It peaked at 86,238 in 1970 and has fallen every decade since, standing at 58,211 — roughly 28,000 fewer people than fifty-five years ago, in 31,130 housing units at a median value of $328,700 and 4,914 people per square mile.

A city losing residents for four decades does not build much, so the stock is almost all pre-1960: a large 1920s and 30s bungalow core with a 1940s and 50s layer behind it, in a place incorporated as a village in 1891 and a city in 1921. In practice that means short eave runs, gable ends facing the street, low-slope porch roofs tucked under the main pitch, and side yards narrow enough that one house’s downspout sits close to the neighbour’s foundation.

It also means roofs redone four or five times, on original 1920s framing and often original board decking. The condition of that decking behind the fascia is what turns a straightforward gutter replacement into a bigger conversation, so we check it before quoting rather than after starting.

Ninety-year-old trees over short gutters
