A roof quote written from the driveway is a guess. The things that decide what a job actually costs are underneath: deck condition, how many layers are up there, whether the ice barrier was ever installed correctly, and what the attic is doing with heat and moisture.
- Deck condition — soft sheathing is priced per sheet in the written scope before we start, not negotiated on the day
- Layer count — a second layer means more tear-off, more disposal, and a different number
- Ice barrier — self-adhering membrane at the eaves, carried far enough inside the wall line to matter
- Attic ventilation — intake at the soffit and exhaust at the ridge, checked on every estimate
Repair or replace in Lake Orion

Where water goes after it leaves the shingles decides whether the wall, the fascia and the foundation stay dry. We quote the whole path rather than the roof in isolation.
- Seamless gutters — sized from the actual roof area, not a standard size
- Leaf protection — matched to the roof pitch and the trees around it
- Exterior drainage — where the downspout puts the water
- Siding and trim — the wall the roof edge is protecting
