The newest housing in the county is now old enough to need work

Macomb Township had 50,478 residents in 2000 and 91,663 in 2020 — 81 per cent growth, with a 48 per cent jump inside the eight years from 2000 to 2008 alone. Nothing else in the county did that. Established in 1834, it spent most of its existence as what the record plainly calls flat and fertile farmland near the Clinton River, with Romeo Plank Road as the spine. In about fifteen years most of that farmland became subdivisions.

So the housing here is overwhelmingly a product of roughly 1995 to 2010, and original builder roofs and gutters from 1998 to 2008 are now eighteen to twenty-eight years old, reaching the end of their service lives street by street. This is a first-replacement market, not a patch-and-repair one.

What a 2003 colonial does to a gutter

These are tall houses: two storeys, steeper pitch than the postwar ranches to the south, hip-and-gable massing that breaks the roofline into several planes, and an attached three-car garage carrying its own roof. A steeper roof delivers water faster, so peak flow is higher for the same rainfall. The valleys that massing produces funnel two roof planes into a few feet of trough. And a two-storey downspout drops water twenty-odd feet, so at the bottom that column hits hard, in one place.

Builder gutter is very often minimum five-inch with 2×3 downspouts throughout, priced across a subdivision rather than sized for any individual roof. That is why the same two or three spots overflow, and why the ground under them has sunk.

Flat ground, engineered drainage, a tenth of a square mile of water

The township sits at 604 feet at the geographic centre of Macomb County, seven miles south of Mount Clemens. Of its 36.35 square miles just 0.09 is water — the driest in this part of the county — and the notable waterway is the Middle Branch of the Clinton River. Farmland converted in a twenty-year burst gives the modern arrangement: curb-and-gutter streets, detention basins, and roof water expected to reach a storm system rather than a ditch.

So the problem here is not the undersized-old-gutter problem of the older towns. It is discharge placed too close to the foundation on a flat lot that cannot absorb it. A downspout on a splash block two feet from the wall puts several hundred gallons in one spot in a single storm, with nowhere to go but down alongside the footing. Buried drainage past the drip line is the highest-value upgrade on these houses.

Young trees, and one township document worth knowing

Subdivisions here were planted with the houses, so the canopy is fifteen to thirty years old and still filling in — less bulk debris than the century-old street trees of the inner-ring suburbs, but much more to come. On roofline work the township publishes its own Residential Re-Roof Requirements, stating the ice barrier “shall be installed under asphalt shingles to prevent ice and water backup” and must extend from the lowest edge of all roof surfaces to at least 24 inches inside the exterior wall line. Note also that the township’s site is macomb-mi.gov — macombgov.org is the county, a different body.

Twenty years is about the service life of a builder-grade system, and this township built out fast — 81 per cent growth between 2000 and 2020, nearly half inside eight years. Whole streets of original gutters reach the same age together.

Often not yet. Trees planted with these houses are fifteen to thirty years old, so the debris load is still light compared with the inner-ring suburbs. It will grow — better to revisit it than buy guards you do not need.

Seriously consider it here. A steep two-storey roof with hip-and-gable valleys delivers water fast, and builders commonly fitted five-inch with 2×3 downspouts subdivision-wide. Six inch with a 3×4 outlet on the hardest-working runs is usually the right split.

Its own Residential Re-Roof Requirements state an ice barrier shall be installed under asphalt shingles to prevent ice and water backup, extending from the lowest edge of all roof surfaces to at least 24 inches inside the exterior wall line. It is invisible once shingles are on, so confirm it in writing.
